Things to do during renovation

Summary:-

1. Decide on renovation budget (finance) and design theme (set
direction).

2. Visit showrooms, furniture store. (Do NOT buy or sign anything).

3. Wait for key collection date. Be patient.

4. Draw your own design on the floor layout. If you are keen, use software such as Sketchup to help you.

Decide where you want to put your bed, sofa, TV, wardrobe, air- con, etc... Good to have an overview.

5. Shortlist your contractors. Get as many quotations as you can. We have 6 quotations.

6. Collect your house keys and go to see your house. Take measurement. You may ask your contractor to go with you.

7. Finalize the design and work items. Get the final quotation from your shortlisted contractors - minimum two.

8. Do NOT sign any renovation agreement before you see your actual house. Measurement provided by HDB may not accurate.
We changed our design after we see the house.

9. Forget about interior designer if you have tight budget. A typical quotation from an ID is S$40k for 4 rooms apartment.

10. Package A-B-C from big renovation company is attractive.
The cost is competitive if you stick to the offered standard dimension and no additional items. Chances are you will add on items.

11. Do NOT get tired to source for your best quote. You are buying a few thousand dollars services. It must be good!

12. Be mentally prepared for changes/defects. Time table/ schedule of works will delayed or changed. Give buffer, do NOT rush.

13. Enjoy shopping, choosing colors and materials. Do your home-work.

14. Choose lighting first as electrical works will start at the beginning. Do add power point.

15. Air-con trunking, ask the expert. Does it clash with your wardrobe or cabinet? How does the piping connect?

16. Water heater - Gas or instant? Is there space problem to install gas water heater in the service yard? My gas water heater is too
close to the sewage pipe. We could have installed our air-con trunking by running another route to avoid the area.

17. Buy bathroom accessories at Jalan Besar/Geylang road (Paya Lebar). Decide whether you want to change the WC, wash basin and hose.

18. Design of kitchen cabinet. Decide on the height of your working top, take note of the power-point location. Avoid my mistake as below. Check all dimensions of your kitchen sink and stove.

19. If you can, wait for sales to purchase your household product and furniture. Example, we bought our sofa during GSS (mid year sale) from Air division. They are having sale at year end too. Usually sofa is made to order, so buy in advance and wait for about 2-3 months.

20. Keep track of your purchases. Use google drive to record your purchase dimension & cost. Stick to your budget.

  1. This is a great list! And in my opinion, having a list of things you want and need to do is very helpful when planning a renovation project. Because you were able to track all of the tasks you already accomplished, and lay down what you need to do next. Anyway, I think one of the most important things to consider, aside from the budget, is your projected layout and design for the house. This is very important, because this is where you need to designate the right places for the electrical wiring, HVAC system, plumbing, and other stuff like furniture and such.
